What Is Rent-a-Room Relief?

Rent-a-Room Relief is a tax relief available to individuals who let furnished accommodation in their only or main home. If your gross rental income is £7,500 or less during the tax year (£3,750 each if the income is shared with another owner), you may not have to pay any tax on that income.

The relief applies automatically if your rental income falls below the threshold, although you can choose to opt out if claiming your actual expenses would be more beneficial.

Does It Apply to Everyone?

Not always.

The relief is generally intended for people who take in a lodger or rent out a room within their own home. It does notusually apply where you are letting a completely self-contained property or a separate dwelling, such as an independent annexe with its own kitchen, bathroom and entrance.

What Happens If You Earn More Than £7,500?

If your gross rental income exceeds the £7,500 limit, you have two options:

  • Pay tax on your rental profits under the normal property income rules by deducting your allowable expenses; or

  • Elect to use the Rent-a-Room Scheme and pay tax only on the amount your gross rental income exceeds £7,500.

The most tax-efficient option will depend on your individual circumstances.

For example, if you rent out a bedroom, or even your entire home, for a short period while you are away on holiday, the income may still qualify for Rent-a-Room Relief, provided the property remains your only or main residence and the other conditions of the scheme are met.
